Tenancy Deposit Protection Scheme
The Tenancy Deposit Protection Scheme came into force on 6 April 2007 and is imposed under the Housing Act 2004 (as amended). This legislation requires ALL landlords who receive tenancy deposits in relation to an assured shorthold tenancy to protect the tenants deposit.
Protecting a deposit is done by either paying the tenancy deposit into a government authorised scheme or insuring the monies with a government authorised scheme. The tenancy deposit protection scheme prevents a deposit being erroneously claimed from either party who may not be entitled to such money.
A tenancy deposit must be protected within 30 days of it being paid as well as the prescribed information being served upon the tenant within the same time period. The prescribed information is official confirmation that the tenancy deposit has been protected, it confirms various information relating to the tenancy and provides the tenant with information relating to the tenancy deposit protected scheme used so you know where your tenancy deposit is protected.
Government authorised tenancy deposit scheme providers provide a free alternative dispute resolution which is beneficial to both parties, however we minimise the chance of you ever having to use the alternative dispute resolution.
Our comprehensive service provides inventory checks and pictures regarding the condition of the property and any items which may come with it, which again prevents dispute relating to the tenancy deposit.
Providing you do not damage the property, any items which come with it, pay rent, bills and other amount payable to the landlord you will receive your tenancy deposit back upon the tenancy coming to end.

When you move out we will conduct a check-out service and examine your inventory. We will report the results to both you and the landlord. Your deposit will then be returned in accordance with the Tenancy Deposit Protection Scheme, less any deductions.
Under an Assured Shorthold Tenancy Agreement unless your landlord or agent serves notice and obtains a Court order for possession of their property, or you surrender your tenancy, you are not required to vacate the let property.

Once your application has been considered along with reference checks, subject to approval, a tenancy will be granted at your desired new home following our friendly professionals negotiating between the terms (for residential property, negotiations are usually very simple and relate to permitted occupiers or pets etc.).
